Villa owners, are you getting many bookings this year?

Hi all,  I'm just starting this post as we are a 5 bed villa owner, and in all honesty are having the worst year ever for enquiries and bookings.  Is anyone else having the same problem or is it just us?  Our villa is lovey, and near the sea in Kisla.  We advertise on Owners direct - have just given up on Home-Away - and a few otheres and have our own web-site www.villaamare.co.uk

Yes - you are not alone - most people (including myself) are having the first ever year for bookings.....villas seem to be suffering the most with apartments holding up better.  My guess is the price of flights - the bad publicity that Turkey's political situation/riots/banning of You Tube and Twitter are having an effect....this of course has a knock on effect for restaurants and boat owners etc - not good news...

Our apartment is fully booked until mid October, mostly with regular and repeat guests who book for the next year straight after their current holiday. We have only one 'new to Kalkan' booking.

Booked up early for July and August, but not much joy in June, September and October.

It is also a function of the oversupply of villas and apartments.  IMHO, Kalkan as a holiday destination has passed its peak and will see a further decline.  Repeat visitors will still come and always a few new ones but the quantity of newcomers is being spread thinner and thinner over existing properties.

We have had many fewer requests but just tonight are filling the last slot, but then, we never rent our home for more than 8 weeks / year.  Those who rely on longer rental periods are perhaps taking the biggest hit.  I think fewer people are traveling together and requesting larger villas.  3 BD seems sufficient for most.  I too have the impression that the market for apartments is holding up much better than for villas.  People seem to have suddenly become quite cost conscious.
