Intasure Insurance HH940 Endorsement

We are just looking at taking out Buildings & Contents Insurance on our apartment in Kalkan, and have seen that quite a few owners use Intasure.
We've noticed this clause in the policy:

HH940
Winter Warranty
In respect of Peril 6, escape of water claims, in the buildings and contents
sections:
(a) We will not be liable for loss or damage unless
(i) For the period December to February inclusive the water supply
is turned off at the mains and all fixed water tanks and pipes are
drained (except central heating systems) should the property be
uninhabited (not lived in) for more than 48 hours.
OR
(ii) For the period December to February inclusive the Home or
Holiday Home is maintained at a minimum temperature of 59
degrees F (15 degrees C) at all times.
(b) For the period of December to February inclusive we will not cover the
first £500 / €500 of any burst pipe or escape of water claim where the
property has been uninhabited (not lived in) for more than 48 hours.

How many owners are aware of this and how do you deal with it?

Thanks for pointing this out, I will check our Intasure policy.  We do turn off the water but we don't drain our tanks.  One of the reasons we went with Intasure was their owners liability insurance as we rent out our villa and at the time we were sorting out insurance this cover was relatively low with other Turkish insurance policies.  However in talking to friends in Kalkan last year I found this had increased and they had insured with Ali Tunc in Kalkan.  So when we are renewing I will be comparing prices as Intasure is not cheap.  I suppose it is a question of weighing up the probabilities, is it more likely  we have a flood in the winter than a claim for damage caused by guests (which is more than the damage deposit)  or a claim against us by a guest.?

Yes, Intasure premiums are about 50% more than Turkish Insurance policies but it's difficult comparing with different coverage and excesses etc. In the end it's all about peace of mind and it may be worth a little extra for that alone. Do you know which Insurance Company Ali Tunc uses, and does anyone have contact details for him for accountancy work as well as insurance?

We had a water problem in our home and insurance covered all stuff and they didn't charged for an extra costs . Why you don't use Turkish insurers ?

Why you don't use Turkish insurers ?
Non of the Turkish Insurers we've tried cover for accidental damage or public liability. Intasure will do both.

We also went with Intasure because of the public liability element which we thought was essential if you rent out your apartment. I hadn't noticed the clause, I'm sure it wasn't there in previous years or I would have noticed it.

Only seen the current policy conditions. Maybe someone could dig out an older one to see if it's on there.

Did you asked to Anadolu sigorta or Axa Oyak sigorta ?

Had quotes from Anadolu Sigorta and have looked at Axa Oyak Sigorta's policy brochure http://en.axasigorta.com.tr/images/pdf/my_home_insurance.pdf. The phrases used in the latter doesn't exactly instill confidence.  ::)

Checked our intasure policy and Turkey is listed as one of the many countries exempt from this endorsement.

Our policy schedule says:
Endorsements applicable (terms of business enclosed) - HH907 HH916 HH926 HH931 HH940 HH968 HH977 HH978
Endorsements applicable excluding cover - HH950
Not 100% sure what 'Endorsements applicable excluding cover' means  ???

Our insurance is with Andolu Sigorta. The only claim we ever had they paid back 90% of the goods stolen.

Hi B & J, in Kalkan right now, will check again when we go home. But endorsement HH 940 was definitely followed with a list of excluded countries, one of which was Turkey.
If in any doubt, I would ask Intasure to confirm position. They are very good to deal with. We thought in the event of a claim it is much easier to deal with a UK company direct. I agree about the Axa Sigorta phrases. We were with them previously.
