Interesting article in Fridays Daily Mail about Kas and Kalkan mainly focusing on buying land or property......

I have looked high and low....have the article infront of me now its by Liz Rowlinson in the overseas property section  page 69....sorry I can't find anymore info...... :) :)

I wouldn't take it as gospel my search also turned up a lot of previous pieces by the author predicting rising prices in Turkey over the past 5 years - I suspect it's advertising for property developer

Alantj...thats not the one but she a few if you Gogle etc...the article was called 'Cash in on Kas'.....and mentioned the new marina which is finished next month..... :)

A new marina in this pretty Turkish resort will make it a hotspot for investors
The fashionable little resort of Kalkan with its chic eateries and quaint harbour has come to epitomise ‘posh Turkey’.
 Charming coastline: Ucagiz, near the burgeoning town of Kas on the Mediterranean
Discerning British tourists have been settling there for nearly 20 years, moving in to run its restaurants and boutiques, build their holiday homes — and push up property prices.
Down the road, the town of Kas (pronounced cash) has been finding favour with those who prefer somewhere that feels like real Turkey. Scandinavians and British lead an international fanbase.
Its shopping bazaar, or Uzun Carsi, full of carpet and craft shops, and its harbour have changed little in 15 years, and, like Kalkan, the two-hour transfer from the nearest airport has deterred the package-tour market.
however, a marina opening this month will attract a whole new water-borne following — and increase its profile.
‘Kas has always attracted a Bohemian, discriminating type of person, but as soon as the yachties start talking about the new marina, prices will start to go up,’ says Cameron Deggin, of Place Overseas, a Turkey property specialist.
‘There will be no major impact in the first year of opening, but once it reaches full capacity, by 2013, things should really take off.’
Kas marina will also be deep enough to take the large liners en route from Cyprus and Israel, and its 500-plus berths will help address a big shortage in the Mediterranean and Aegean.
‘This shortfall is because many [British] boat owners i n places such as Spain, France and Italy are seeking berths outside the eurozone where it’s cheaper to keep a craft,’ says David Richardson, of Property Sun Turkey agency. ‘There is no doubt the marina will have an impact on Kas.’
he advises caution if you are shopping for a home in Kas, however. ‘There are many plenty of properties advertised on the internet, but many of them are either not permitted to be owned by an overseas buyer or, worse, have no title or restricted deeds. So choosing the right estate agent is imperative.’
Buyers should not expect a bargain either, he says, despite Kas’s low profile.
‘high-end villas on the peninsula give the best rental returns. We have a stone one for £600,000 with five bedrooms, three bathrooms and the obligatory infinity pool with unobstructed sea views.’
Development has been highly restricted, with plots of l and for holiday homes larger than normal (around 600 m2), attracting those wanting a detached villa with space and privacy, and a requirement to build in the local stone.
‘Kas is more expensive than Fethiye — but similar to Kalkan — and it is essentially a villa, rather than an apartment destination, with a three-bedroom house typically priced at £300,000,’ says Deggin. ‘ Plus, the rocky terrain pushes up build costs by 15 per cent.’
‘A small supply of property has held up prices — there are no large developments,’ adds Julian Walker, of Spot Blue, who is selling a fourbedroom villa there for £700,000. W ITh its own pool and poolside bar, he says it brings in a rental income of around £30,000 a year. New-build apartments are scarce in Kas, but Spot Blue has some on a small development (with two bedrooms) for £74,000.
Meanwhile, up-and-coming areas to watch are Yenikoy and Bayindir, according to Deggin.
‘Yenikoy is five-minute drive up inland from Kas and you can buy a plot of land there for £40,000, and build a home with panoramic views for £200,000,’ he says.
‘Or the quiet, picturesque little bay of Bayindir offers large plots from £150,000 —– from which you can sail your boat direct to the new marina via an inlet.’
