Major Construction in Kalamar Bay

Just taken a walk around and have noticed a couple of VERY large villas being built on the previously green hillside to the right of the Kulube Hotel.  Thought I would research online and am shocked to see that it is part of a major "gated" development (three, four and five bedroom villas) - 14 being built initially with another 20 to follow.  The gully has been partly filled in so at least two of the former no-through roads now lead directly to these new villas - and presumably to the ones that follow.  The basic price for the villas is from (wait for it) £713,000.  I am far from convinced that continuing to build on this scale is in Kalkan''s best interests at present (and probably not for the next few years).  With any luck the new mayor will request a scaling down of the plans.  Anyone have any more info on this development?

Looking at the plans the 14 are just the start , theres going to be 34 in total , i was under the impression that it was green belt land ??

Green belt land is / was green belt land until it was not green belt land through the disbursement of cash etc- if that makes sense
The problem with this development is that bases have been dug out and the surrounding area made devoid of trees and vegetation so it looks a real blight on the landscape
You wonder for how long as it won''t now be easy to sell all those properties at the prices quoted - so if you buy one you will probably be living on a building site for years

I bought my villa through Kemal at mavi . With the help of Alp the solicitor Kemal handled everything. He negotiated a discount, handled all the transfer of ownership and the paying of cash. They also paid all my council tax and made sure that the titles were clean and all bills paid up to date. He is also the vice president of the Kalkander organisation which aims to foster better community relations and make Kalkan a better place.   Information can be found at kalkander.org

The villas you have mentioned just past the gully are being built by Omer who is also running the Gironda Coast restaurant.I believe that he has English partners and they have sold the higher villa. The lower villa is up at approx £950,000 because it has its own beach access.

Take a look in the homes section of todays Times.They are promoting upmarket homes  on the Turkish coast and Kalkan and Kas are both mentioned.Also a lovely picture of  the harbour.Roll on 8th May!!

The two villas nearest Kalamar Beach Club are being built by Spot Blue.

not sure how i feel about this !! is it a Good thing or a Bad thing ? surly must have a positive affect on local property prices , but at what cost to the area ?

The larger project of some 14+ villas you are referring to are being built by Hanel Homes.  The project has taken two winters so far - verrrrry slow. I''m guessing there aren''t many buyers, given the current climate, so they are not rushing - good. The longer it takes, and the less money spent, maybe they will give up on the rest, or the new mayor will put a stop to it.  This is the link below

The other two villas being built closer to the Kulube (and very close to my villa) are as mentioned before on  the Spot Blue site.  I believe they have planning permission to build one further villa.  These however are being built by www.contemporaryblue.co.uk who have a base in the UK.

If you''re really interested (and not bored to death by now) on the Mavi website, in the Land for Sale section, there are large areas of land in the Kalamar Bay area which have been sold - these are the areas to be built on.

But have you actually seen the previous villas and apartments that Hanel have built in Komerluk?  Built over 2 years ago, and although the website says sold, they''ve still got 2 or 3 villas unsold and 3 or 4 apartments.  Rooms look v small & post build maintenance of the complex is v poor - the apartments definitely need painting outside...
