Villa Property Sales

Hi,
Ive been away from Kalkan for almost 3 years but own a villa there which i'm looking to sell. What is the general feel about property sales at the moment. Have prices been effected by recent terrorism and political issues in the country?? (I've been in Kalkan for 12 years and I know its a different world to the major cities in Turkey but i'm assuming the UK buyers may have reduced somewhat)

How has tourism been in these last 3 years??

The kalkan re sale market has taken a big hit over the last two years and after the problems that Turkey has faced........prices of property are not what they were two years ago....Property,especially at the lower end of price scale...for villas and apartments are still selling reasonably well but high end is much harder to sell...........good luck

We long-term rented an apartment almost four years ago, near Migros supermarket. The hills nearby were heavily developed with villas since then, particularly about two years ago. Last time we visited Kalkan, six months ago, about 1/2 of them were either unfinished, or empty, or on sale, suggesting lack of buyers.

Our villa and duplex have been on the market for 3 years now. Nuff said. Market is stagnant, agents are more interested in selling new stuff than resale. Our rentals last year equated to 9 or 10 weeks. This is a big fat zero. Good luck x

My friend sold her villa last year within 6 months. I think you need to be realistic about price, there are still people out there looking to buy

Agree   there are buyers out there but mostly  they want to pay silly money.

Totally agree DRBD.....paying silly money is the current market.......so if there was any possibility Villakova,i would hold off from selling I until the market recovers....but realistically...who knows when that is likely to be

One agent said to put ours on at £310,000. We hope we are being realistic at £249,500. It is a four bedroom with good grounds and private pool.

We have had 4 offers on our villa, all of which represented a loss.  2 we accepted then the would-be buyers couldn't come up with the money.  The other two were not just silly, they were ridiculous, hardly more than the value of the furniture and the land with no house on it.  Those buyers were asking for a 60% discount on the ask price which had already been lowered twice.

The market as we have heard is now largely Turkish and is for villas under GBP150k.  A few have been sold at 200 GBP I've heard.
