Title: Reccomends for curing damp and/or good builder wanted

Hello fellow EK'ers

My husband who has popped over to Kalkan for a week to sort a few things out, has called me to say he has discovered some damp on one of the walls of the villa. He is having trouble locating the source and could really do with some expert advice. It would be very much appreciated if any of you could recommend someone who could take a look.

First thing to check is do you have a Damp Proof Course? Most properties in Kalkan do not and it can lead to rising damp creeping up the wall.
Check around windows and door frames. If the problem is close to either of these, there may be a break in the sealant or, not enough of it.

When our friends had a problem with a leaking roof a few years ago the builder told them not to worry as it only rains twice a year in Kalkan!!!!!
Almost every house I have been into in Kalkan has a damp problem! Building standards and techniques differ greatly from the UK.Some problems can be rectified others not.Good luck!!!

Its not the roof, that's the problem. I know most do have a damp issue, our last apartment did on a very small scale, but we need to find out, if this if this particular issue is fixable, hence why a good builder is required

Make sure it's not a condensation problem rather than a damp problem. Sometimes, because there is little or no air circulation in winter you can get condensation which looks like damp. We had this problem in one of our bedrooms and our management had tried different things each winter to solve it, with no result. We took out a dehumidifier 18 months ago which was put in place at the end of the season and drains into a grid in the bathroom. It comes on automatically if the humidity reaches a set level and switches off when it has reduced it. We were told by our management that it has solved the problem (and again this year). We were concerned that we would end up with a large winter electricity bill but it was less than £10 over our unoccupied winter season, which has to be cheaper than sorting out a mould/damp problem. I believe from the internet the way you can tell is to tape a bit of tinfoil to the wall. If the back of it is wet it's damp, if the outside becomes wet it's condensation.

Hi Isis,
Having had to claim a couple of times on the insurance, Intasure sent Oakwood Abroad from Fethiye to do our repairs. Its an English guy David who seems run it and he was really prompt, kept in contact and did a good job (hes currently mending our roof after it was blown off in the storm). Might be worth giving him a ring as you dont have the language barrier

9 out of 10 dampness problems tend to be from lack of ventilation. Trickle vents fitted to your windows would help, stopping a lot of condensation forming in the property. It is very unlikely that you have rising damp. A good builder in the UK would do a speedy test to the internal wall to determin the presence of dampness. I don't know if Turkish builders would be able to do this, but you could ask.

its not "rising" it's in one of the bedrooms and appears to be coming top down

That's where our damp from condensation was forming so it could be lack of air circualtion in winter.

A dehumidifier sounds like the best thing to try first to see if it resolves the problem.  Do they sell them in Kalkan, Kas or Fethiye?

We took one over from England and it helped being able to read the instructions. We didn't look for one in Turkey so can't answer the question.

Do you have exposed tops of walls around the top of your villa? if so have they been sealed? We had ours topped off with marble but a cheaper option is a sort of 'bandaging' which is plastered on and painted over, take a look around you will see many buildings with this type of stuff on, one such being around the top of the Yali complex.

Amber is right, all properties have damp problems, every year rub it down, paint over it and do the same the next year! Damp proofing!!! whats that??? this is Turkey, learn to love it!

Yes we do love it!  Although the ground floor apartment we had for 6 years had no problems, I fully understand about the damp issues with properties in general, in Kalkan. But I still think it's worth considering ways of minimising or eradiacting some of the problems

Should you not solve the issue, I can recommend a trustworthy builder. Many English here have used him and have always been very satisfied with the standard of work. In fact, he has just finished a job concerning a damp problem for my friend. He'd be happy to take a look for you. His name is Tutun, on 05324274732.

We have tried to eliminate what we think might be the cause of the problem, but if it isnt!then we will give this chap a call  when we are out next

We have never had a damp problem in our Kalkan villa in the 10 years since it was built, but we did have a big damp problem in the underground storeroom of our apartment in Spain where the lawn sprinkers were puddling on the ground above and water was seeping down into the garage and storeroom walls. 

We had a builder sand down the wall, apply 3 coats of some special sealant he got from the UK, then replaster.  Since then -- 3 years ago-- we've never had even a tiny spot of water come through even though water still puddles on the ground above our storeroom but none gets through.

As mentioned here, all apartments and villas should be regularly aired and if possible, the heating run for awhile each month to remove condensation.  This will avoid many damp problems.
