Title: Rentals/Owners Direct

I've been having a look at what people say about their villas, surrounding areas, description etc on Owners Direct tonight and also how their bookings were doing.
 
It does seem that the better the description the more bookings - price seemed to be irrelevant.
What are your thoughts?

Do you think it is the description - quantity / quality?
What pics work best do you think?

If your bookings are going well - what do you think is the main thing?

Good post Wendy, I for one will be very interested in the replies.

From my point of view, when I reviewed other adverts before putting our advert together, it was obvious that a lot had grown 'organically' over a period of time, they had been edited many times or created by cutting and pasting, lots of repeated information (sometimes conflicting information). I decided (and thanks for reminding me!) that each year the advert must be fully reviewed by a third party. A fresh set of eyes looking at the wording of the advert from a potential customer perspective is a must. Remember not all potential customers know about Turkey let alone Kalkan, I often look at the holidaylettings analysis showing the hits on my villa and many searches are for 'any location, 4 bed villa with ..etc.....' people finding my advert this way also need some basic info on the location.
Photos, the photos must sell the life style not just the villa, clear, focussed, well lit showing a dressed property with the surrounding area, plus obvious things like the correct orientation of the images, (I have seen several with the images rotated 90deg.)

Obviously I am going to say an interactive 360tour helps...(many of the people who booked last year commented on how useful it was during their selection process) but if you can't get one of these, a video showing the villa and local area is a great help (if done well).

Price is a factor but not many filter by price during the search (based on HL analysis ) I assume once short listed a secondary 'filter' is applied, (this may vary depending on target client?)

 Key is to always try to look at the ad from a new customers perspective.

Interesting reply Hobbo! I noticed that you have particularly good writing on yours. It's clear, interesting and well thought out! You could add it as a sideline to accompany your 360 degree photography!
