Title: Recommended/trusted estate agents

Hi,
We are thinking of buying in Kalkan when we go there in May and would like to look at some previously owned or newish properties online. If anyone has any Kalkan local or otherwise estate agents which they would recommend and trust would they let me know. We are total novices at this and I panic at getting ripped off when I look on-line-they could be anyone!

Hi ann - I dont want to put the dampners on your enthusiasm..but have you done a search on this topic and you will find the thorny subject of estate agents you can recommend or trust.  Unfortunately for all those people who have had a good experience - others have had a bad experience.  I for one would not trust with a barge pole one estate agent whom many other people raved about (but then found out from PMs that I was not the only one to think that!).

A bit like restaurants - horses for courses - very subjective and depends wholly on your experience.  Just ask lots of questions and more than the Agent - see if you cant talk to the builder themselves or other people who have had villas built by same person.  Go and see lots of Agents too - we have had a very hotly debated thread just on this very subject and the price of villas very recently - you might find that interesting to read too!

Sorry - if I''m not giving you a straight answer - but it is difficult...!!   :(

Would have to recommend my old friends Lea and Soner at Kalkan Horizons. We didn''t buy from them, but as friends,they gave us a lot of help, showing us alternative sites etc.

I am also researching Kalkan property with a view to buy.

I am coming over in the summer and so far all my research with the exception of a short visit last Autumn to the LaVanta site and a walk around Kalkan, is based on the internet.  If you judge an Estate agent by their website alone then in my view these come up trumps:-

Blacklion                   www.2blacklion.com

Mavi         www. Kalkanproperty.com

MSJ         www.msjrealestate.com

Kalkan Homes (www.kalkanhomes.com) are not bad and nor are Beyhan Properties (beyhanproperty.com) and Kalkan Grace (www.kalkangrace.com)

Kalkan Horizon have been recommended by members but the web site itself seems a bit below par.

There is plenty of choice!  I have yet to decide who to contact in advance before I arrive

Its interesting that from what I have seen Beyhan are alone in advertising that they do not charge a 3% fee for purchasers.  Not sure why this is and although it seems a real benefit purchase costs in Turkey are lower than say Spain and if you haggle hard on the price I am not sure if this is a strong point.

At least 2 agents  are International members of the National Association of Estate Agents again its not clear what this achieves, I used a letting agent in the UK who was a member of NAEA but I was still very unhappy with them when it came to existing the property.

I cannot comment on what these agents are like but for research purposes with tips on buying and lots of property with good quality photographs the sites are very good.

I believe Beyham is a builder and therefore doesn''t charge 3% because he features his own property. That said, he has a good reputation and creates quality property- as far as I know- so no need to cross him off your list.

At least 50% of the properties featured by Beyhan Properties (www.behanproperty.com) are not built or owned by Numan Beyhan. They do not charge buyers a commission because they consider the normal 6% grossly excessive.

I agree Wendy. We bought our apartment from Soner and Lea owners of Kalkan Horizon and would highly recommend them.

Websites are only an introduction to a service surely what follows is more important i.e. the quality and honesty of the service. Soner and Lea worked hard to find the right place for us without being pushy and without trying to push up our budget. (we had one estate agent who wasn''t interested in us because our budget was low!!!) They were incredibly patient and showed us around many places and put up with our indecision and changes of mind. Today they look after our apartment for us and I must say I sleep at night knowing they do.Can you see all this from a website??? No you have to go to Kalkan and meet people and judge for yourselves.

We returned from Kalkan yesterday from another glorious week if not windy at times in our second home that Soner and Lea helped us put together.

Something that some of the newer members might not  be aware of, is that some of the properties advertised on Estate Agents Websites as being new, are in fact quite a few years old now, they have just been unable to sell them.
I am aware of one propery that was built in 2002/2003, has never been lived in and is still being advertised as ''new'', despite that fact that it is now some six to seven years old!!

I am also amazed that despite the world wide recession really starting to bite, none of the main Estate Agents have reduced their prices. Looks like the Kalkan property market is defying gravity.

Just a quick line to say I totally agree with "Wendy" and "Clarborough"...We brought our villa through Lea & Soner of kalkanhorizions.com and I cant recommand them more....they now look after our villa and are doing a wonderful job for us........you wont go far wrong for a start by just talking to them and telling them what you are after......them its up to you......Good luck

we have been recommended BK Construction, they have acted as agents and built many villas for satisfied customers in kalkan, they are a local company who know the area well. And, so we''ve been told build good quality villas.

Also 2blacklions comes highly recommended

We too bought our dream home through Kalkan horizon, Lea and Soner are great and would never let you buy a load of rubbish!!!. You tell them exactly what you are  looking for and what price you want to pay and hey presto they come up with the goods!!

Only one word for them FAB!!.

Why is that sad. In fact if its asign that Kalkan is becoming a little more cosmopolitan I would welcome it. Ideally of course the prices would be in Turkish Lira.

It''s not just Brits that buy in Kalkan, so it''s not surprising that prices are quoted in Euro. If the exchange rate changes in Sterling''s favour you could get a result :)

Pete, there are those of us who don''t even have sterling accounts, thus don''t want to be paid in sterling.  In Istanbul home prices used to be quoted in US $, now I don''t know which currency they use for adverts, haven''t looked in years.

My posting was simply an observation about the UK Pound and how its value is currently being seen abroad.
Its up to the seller and their Agent to ask what they want for their property and in what currency.

I am really concerned that someone on this forum has recommended BK construction. The business is now closed and the owner being polite has several court cases against him from British customers who have lost hundreds of thousands of pounds. PLease Please do not get involved with this man anyone!! I would never normally put up a biased opinion but a lot of the people who go on this forum are aware of Bulent. He tried to sell a friend of mines property illegally last year and if it wasn''t for the quick intervention of a local lawyer they would have lost everything!
I would though recommend MSJ and Black Lion. Both have been in business for some years and from my experience are reliable helpful honest and trustworthy.

Yes I do believe there are several good Estate Agents and Builders in Kalkan. I have viewed many properties and do have to admit that the standard of build really varies . It is a real shame that a few bad Agents and Builders give the rest a reputation. I have only drawn peoples attention to BK property and Bulent as he has ruined the lives of several people I have met and do not want to see anyone else caught out by him. Having said that I also know of several really good builders who are proffessional and offer a really excellent service with back up guarantees. Sadly there is a lot of property very badly built in Kalkan but hopefully this recession will see the less scrupulous builders and agents dissapearing as there is no quick money to be made. I advise anyone buying where ever to make sure that the go to a reputable Agent who has been in business for some time and has a proven track record. There have been several listed on this thread and anyone looking to buy has such a wide choice at the moment that there is no need for them to buy off plan/new build and take the risk. Having said that I have also recently seen on a couple of agents web sites some of the new designs on offer from good well known builders and if anyone is thinking of buying off plan they should ask to see the builders previous work. I can understand your personal fears from your own experience but not every Agent or Builder in Kalkan is dishonest as I said before only a few and I don''t think it is fair to lump the bad ones in with them.

I feel I have to comment, to the person that recommended BK Construction (Bulent Katirci) as a trusted estate agent and to anyone that might be influenced by this advice... as somebody else has pointed out Bulent is a well known con man and has a long history of filthy property deals and deception. This man is certainly not somebody to be recommended, quite the opposite. People should be avoiding this man at all costs!

We''ve just come back from a week sorting out carpentry, furnishings, etc and I would just like to say a big thank you to Lea and Soner of Kalkan Horizon. They helped with all of the items, measuring up, driving us to Fethiye and taking us to shops where we were ensured of getting the best prices.
They have both come up with excellent ideas to make things easier for us and more comfortable for anyone staying.  ;D

We bought through Mavi and found them extremely helpful with not just purchasing but advise on furnishings, Kalkan etc. we also did a lot of research ourselves so we knew what to expect, the pros and cons, in fact a book I would recommend was bought in the UK by The Times (as in the publication) called buying property in Turkey and enabled us to check everything we were told about the process, fees, solicitors, , wills etc.

I bought through Mavi. While we were in England Kemal sorted out a discount, arranged for a solicitor, sorted out bank accounts etc  and arranged  the transfers when we came back to see our new house. Anybody buying should add him to any list of trusted agents.

I have just returned from Kalkan and as briefly mentioned in another post I chose Bridget at Blacklion and she was great.  Very informative and helpful everything you need from a Professional agent.  I am sure there are others but I chose Bridget from the UK before we left and she was perfect for us.

Also we didn''t really see the much talked about poor build quality?  I was expecting far worse.

I wonder if the problems were mainly with some property''s built 3 - 5 years ago in the major boom which meant they were trying to put them up as quickly as possible?

Many Thanks everyone. We went to Kalkan in May and looked at loads of houses with Bridget from 2Blacklions, Mehmet at MSJ and Arif and have put an offer in for a house which we are currently waiting on (its our 3rd offer and will be our last). Fingers crossed
