I have just discovered that Holiday Lettings have changed their search criteria limiting the results offered to potential clients.. This may well affect your bookings...

If a user searches Kalkan properties for 4+ persons the results are limited to properties from 4 -7 persons (a +3 rule), so if your advert says upto 8 people you will not be included in the result... so if you have a 5 bed villa that you advertise for up to 14 people (because you have flexibility with sofa beds camp beds etc..) apply the +3 rule you will only appear in results for users searching for 11-14 people.......  ??? ???
just called them and they explained the recently added rule and apologised for any inconvenience!

I know it's not the end if the world, but ...
Holiday Lettings recently marked me down from a response rate of 100% to 95%. When I rang to ask why, it turns out that a booking I had taken and confirmed over the phone (my number is published in their website) was not immediately followed up in writing via their messaging system. I explained that I had spent almost an hour on the phone with the new client, patiently answering his endless questions on Kalkan (even though I was in the middle of cooking for a dinner party) - so felt I had performed beyond expectations. I was told by HL staff , sorry, 'the system' decides my response rate and cannot be overridden. Ridiculous!

I thought HL were well known for control freakary.

Yes they are well known for control freakary and not making it easy for the people advertising with them. However since my 'constructive criticism' discussion this morning and with others contacting them with similar examples (like a 5 bed villa that only showed in searches when looking for places that can accommodate 11 or more people), the rule appears to have changed to +4.. still a problem for some but progress. I am convinced and frustrated that the analysts who specify the requirements and design the HL systems have no idea of the property rental market and how different destinations etc. require different things.
They still bring in some bookings but luckily I am no longer reliant on them ...

I have just taken a report from our booking system regarding sources of revenue across all 16 properties we have for rentals, and it makes interesting reading:

REPEAT 34%
O.DIRECT   32%
HOL.LETT 10%
REFERALL 10%
WEBSITE  9%
Unspecified  3%
GGL    1%
 
So Holidaylettings are only 30% as effective for us as Ownersdirect AND we have all 16 listed on Holidaylettings, but only 13 on Ownersdirect. That makes them about 25% as effective in reality.

I rest my case.

Interesting stuff.  As a serial renter I always use Owners Direct. Don't like the changes to Holiday Lettings. Owners Dorect looks and feels better and easier to navigate and personalise when searching.
