We are coming out to Kalkan to look for a villa in April wondered if anyone had any idea of how much you could negotiate of the agents prices for the property. :)

Accepted is 3% on either side - you can try negotiating for sure - depends on how desperate they are to sell of course...and I guess with the amount of unsold properties - you may be able to strike a deal....also consider going direct to the builder/seller - as we did - that can save you the 3% of course.

Kalkan has an awful lot of properties for sale that have been on the market a very long time - more than two years, even three in some cases, so it''s very much a buyer''s market.

As in the UK or, you are free to bargain as hard as you like - there''s no law saying you can''t suggest a sum much less than that asked. Going by the "Turkish Daily News" article, I''d be trying offers of 35 - 40% less than the asking price. What have you to lose?

As Felicity says, if you avoid the Estate agents and negotiate direct with the seller, you can save a lot of money.
Take a walk round the town and look for "for sale from the owner" signs, there are plenty of them.
