One really important point to remember with holiday home insurance is public liability.

Basically, the public liability insurance you get with a Turkish insurance policy (eg through the banks) is virtually non existent. In Turkey it's not considered important because the concept of "public liability" is much less developed than in Europe and the US.

Insurers in the UK provide holiday home insurance with a sensible level of public liability, and they will cover Turkish properties. If you think this is not important, think again. Imagine the scenario where someone staying at your holiday home slips on the pool surround and breaks a leg... or worse, falls over and cracks their skull... if it's a Brit (or a European), you can bet they will sue you - but they won't sue you in Turkey, they will sue you in the UK, where damages and compensation claims are astronomically higher. Fancy trying to find the odd £5 million to settle a compensation claim?

This would apply even if you are not renting out, but just having friends or family staying there. Use a UK based insurer like Intasure or Hiscox... it will cost a bit more, but it's worth it.

As we are UK based property owners of a property in Kalkan we use Intasure in particular as a precaution in view of the scenarios stated by MartinE.

sorry to jump in the bandwagon of an old post, but we have been thinking about insurance for our apartment.  This is our first year as owners and really don't know what to do!
We have got the normal Turkish insurance, which our management company have arranged for us, HOWEVER, we are wondering how many other owners do have extra insurance in the UK? 
I obtained a quote but this is for buildings/contents AND public liability all in one.  Just wondering how many other owners do have extra insurance? And if so, do you have all 3, or JUST the public liability?

I'm a bit confused and really don't know what we should do!  Any help/advice/comments would be gratefully appreciated.

There is compulsory insurance all home owners need to take out called DASK this is just to cover the costs of clearing the site in the event of an earthquake, is this what your management company has arranged.  In addition to this you may choose to have buildings and contents insurance to cover the cost of rebuilding etc. (we have this but I presume that some people might not just like some people don't insure their own home) and if renting out I would consider public liability insurance essential.

I have cover with Intasure because I wanted to be sure that I would speak to an English speaker in the event of a claim. We arrived at our apartment last Saturday to find water coming from the floor of the bathroom. Contacted Intasure first thing Monday morning and received the go ahead for repairs immediately (up to £2000). Repairs, including a new floor starting today.

We are with Intasure, they are not the cheapest but they are efficient, should you need them.They do DASK and also public liability. This is very important because if someone has an accident in your property, you could be liable.It is paying for peace of mind.

Hi thanks everyone! I really appreciate your help and advice. Yes we do have DASK, but we also have some buildings/contents insurance but it's in Turkish so don't have a clue what I'm covered for  ;D
I have just had a quote from Intasure and although yes, they are expensive, I think for peace of mind it's well worth it.  Thank you  ;)

We enquired with Intasure following the leads from earlier posts but they said they are happy to cover a apartment but don't provide public liability cover for communal pools and grounds. (Individual private pools - yes but not communal). Is there a communal policy for a apartment block to cover the shared pool and gardens or how does this work in practice ?

You are quite right Mike, Intasure don't cover apartment pools nor other communal areas nor any public liability for accidents in those areas.

Hello everyone,

Did anyone manage to find a solution to the issue regarding Liability insurance for communal areas/swimming pools , either with Sedali Insurance (Mrs Tunc) or elsewhere?  We insure our own apartment with Intasure who will provide the communal areas/pool cover on condition that all the apartments in the development are insured by them BUT they will only insure UK passport holders.Unfortunately that is not the case in our development and so we need to find an alternative , probably with a local Insurer.

Any input gratefully received,
