swap villas for a holiday?

We have recently had an approach from a Villa owner from Marrakesh to do a holiday swap, has anyone else had such an approach? The villa in question looks gorgeous in fact almost too good to be true, they offer a week in their place for a week in ours, whilst ours is pretty damn special, we cannot compete with what this place has to offer.
 We are very tempted to agree but being the average sceptical Brit. I generally hold the view that "if something seems too good to be true, it usually is". Thoughts please.

Just a few thoughts (which you may have considered already).
Google the villa to see if it is advertised on any bona fide web sites.
Ask for UK references.
Have a look on Trip Advisor
As a last resort, discuss your concerns with the owner and see what he says - 'ball in his court' as it were.
This sort of thing is a matter of mutual trust.  Try to establish a raport on which you can make a judgement.
Then again as you say, 'if it looks to good to be true, it probably is'. Alternatively, 'nothing ventured nothing gained'
I don't suppose this has been very helpful, but I mean well :D

Being reasonably familiar with Marrakesh and having lived in Morocco for several years, my first thought was 'what time of year is the intended house swap'?  In the winter at night it is quite cold in Marrakesh, being in a desert climate, and hot in summer, similar to Kalkan but not as humid.  Last time I was there in August 3 years ago, it was 36 degrees and packed with tourists, tour buses and hawkers. If you go in spring, there are some lovely places to visit in the surrounding area.

That said, there are many, many splendid villas in and around Marrakesh, both renovated riads and beautiful modern villas done up exquisitely.  Is the house in La Palmerie, in Marrakesh center or in one of the urbanizations outside the city center? 

Are the owners French, Moroccan, English or ... ?
